'''Premium Housing''' offers luxurious homes that may be purchased for {{:Item: Mithril Coin|mode=imlink_plain}}s or with {{:Item: Premium Housing Writ|mode=imlink_plain}}s. Unlike [[Housing|Classic Housing]], you may own as many Premium Houses as you want at the same time, while still keeping your classic Personal House should you choose to. An upkeep fee still needs to be paid for premium homes, but is waived for VIPs. With Premium Housing comes a wider variety of house types made available, each containing a greater number of decoration hooks and more decoration types as well.

Additionally, a premium home owner and all other characters on their account automatically receive the [[Travel to Premium House]] skill which has a 1min cooldown. On top of the same basic Town Services offered in classic neighbourhoods such as Vendors, [[Vault-keeper]]s, and [[Far-ranging Stable-master]]s, most premium neighbourhoods also have [[Auctioneer]]s, crafting facilities and other services available.

Player housing takes the form of instanced ''neighbourhoods'' within a homestead. While classic housing is based in [[Eriador]], Premium Housing homesteads are found in the lands beyond.

Smaug's treasure hoards have been opened. The dwarves of Erebor have reclaimed it and opened housing in the Great Hall under the Mountain.

This massive multi-leveled homestead consists of many tiers of green granite stone with gold inlay, complete with elevators, and swimming pools full of gold coin to swim in.

== Purchasing a Premium House ==
To purchase a Premium House, you must have reached a level of at least 15. You can purchase any number of Premium Houses.

To purchase a Kinship House, you must be the Leader of a Kinship that has reached at least [[Kinship#Kinship Ranks|rank 7]]. Note however, Kinships are limited to one Kinship House, either Premium or Classic.

Buy a premium house from a [[Housing Broker]] or by visiting a neighbourhood and clicking a "For Sale" sign (if there is any). Housing Brokers are found in regions where the homesteads are located. All of them can also be found together at the [[Broker's Office]], in [[Bree]]. Certain stable-masters also offer a ride to the homesteads of their respective regions.

The purchase cost varies slightly from address to address within a neighbourhood, but the approximate cost are:
* Premium House: 150 - 900 {{Reward|Mithril Coin}}s &nbsp; or &nbsp; 6 - 36 {{Reward|Premium Housing Writ}}s
* Kinship House: 700 - 1000 {{Reward|Mithril Coin}}s &nbsp; or &nbsp; 29 - 40 {{Reward|Premium Housing Writ}}s

* If you abandon a Premium House, you will receive Housing Writs back, regardless of whether you purchased the house with writs or coins. (You receive approximately 90% of the value of the house in writs.)

* Upkeep must be paid weekly or in advance for all houses. It is possible to pay upkeep with gold or with Mithril. However upkeep of all Premium Houses is waived for the VIPs.
: The weekly fees are approximately {{worth|g=1}} for Premium House, and {{worth|g=5}} for Kinship House.
